Highest May Sales On Record In The Fraser Valley

HIGHEST MAY SALES ON RECORD IN FRASER VALLEY (Surrey, BC) - MLS® sales volumes in the Fraser Valley in May 2005 were the highest that month has seen since the Fraser Valley Real Estate Board began recording statistics. There were 2,067 sales processed on the Multiple Listing Service® in May, compared with 1,937 in April and compared to 1,935 sales in May 2004, an increase of 7 per cent in each case. May 2005 edges out the previous best performing May, in 1991, by 0.1 per cent, with that month recording 2,064 sales. "It's not surprising that there's a lot of optimism in the Fraser Valley housing market right now because it's been strong and consistent for a couple of years, with all economic indictors showing that consumer confidence isn't going away." says Board President Jake Siemens. The average price of a single-family detached home in the Fraser Valley was $389,288, an increase of 9 per cent from May 2004 when the average price was $356,865. In April 2005, the average price was $377,088. Townhouses increased by 15.4 per cent from May 2004, averaging $250,447 in May 2005. Apartments averaged $148,401, an increase of 4 per cent compared to last year. Siemens advises, "In a buoyant market buyers want to work closely with their Realtor to ensure they don't miss out on new listings and sellers rely on their Realtor to make sure their price is right." The number of new listings added to the MLS® also increased last month with 2,961 new listings bringing the number of active listings in May to 6,510, an increase of 13 per cent from April and an increase of 10 per cent from the same month last year.
